Partnering With North Hill Homes & MACK Constructors

We enjoy working with brokers and buyer’s agents who help clients navigate new construction, on-your-lot builds, and custom projects. Our goal is to make the process transparent and collaborative, so deals move smoothly and expectations are clear from the start.

Spec Homes (North Hill Homes)

For finished homes or homes built to a set plan, we pay a standard commission on the sale.

Buyer’s Agent Compensation: We pay a 2.5% buyer’s agent commission on the total purchase price.

On-Your-Lot (OYL) / Semi-Custom Builds

For clients who want one of our North Hill designs built on their own lot—or on a lot purchased from North Hill—we work closely with agents early in the process to ensure budgets, scope, and timing are well aligned.

Buyer’s Agent Compensation: The agent and client agree on compensation up front, and we include it as a line item in our construction proposal. One-half (½) of this amount is paid following completion of the framing inspection and receipt of payment by client, with the remaining balance paid at final payment. Where North Hill is selling the lot, we pay a standard 2.5% commission.

Custom Homes & Renovations (MACK Constructors)

For custom homes or renovations on client-owned property, our focus is on thoughtful design, clear communication, and disciplined execution.

Buyer’s Agent / Referral Compensation: Compensation is agreed upon between the agent and the client and we include that as a separate line item. We do not have a default commission structure for construction services; instead, we leave those terms to the agent and client and remain flexible in how the arrangement is reflected to best support the transaction.
